Le Moulin de la Plaine

In an idyllic setting, nestling in a river valley in 14 hectares of meadows and woodland, the group of buildings at La Plaine, c. 17th century, were built as a mill, foundry and forge. The old mill building and millrace are still intact, as is the barn where charcoal was stored and horses were stabled. The forge owner's and manager's houses have been converted into one home. Adjoining this, to the right of the main house in the picture above, is a smaller building which has now been tastefully converted, using traditional materials, into a comfortable holiday home. The mill building and large barn are also suitable for conversion into further living accommodation if required. 

La Plaine is totally secluded and and not overlooked, with it's own private entrance. There are no public rights of way across the property. The buildings are all in local stone, in good structural condition and have been re-roofed.  

A small river borders the property. A weir on the river takes off water to supply a fishing lake and a smaller mill pond. Winding paths lead through the woods between the lakes and the river. There is also a peninsula and a little island where children can play.

There is a 10m x 5m swimming pool, with a deep end for diving, installed in 2006, with an alarm. There are terraces around the pool, another terrace beside the lake, and a terrace for the gite.

The property has it's own water supply and drainage is to a septic tank, so there are no water bills.  Electricity and ASDL phone/internet lines are connected.  The house is heated by woodburners and underfloor heating from  one of the fireplaces. The property in detail:

The main house, of around 120sq metres of living accommodation, comprises:

Hall with with staircase to the first floor.

In one half of the house there are three good sized bedrooms and a bathroom with bath, bidet, WC and washbasin. Linen room adjoining the bathroom with electric hot water cylinder. A staircase from one of the bedrooms leads to a large attic with windows and sufficient headroom to create a further bedroom or two. 

The other half of the house comprises one large bedroom with an en-suite bathroom with whirlpool bath, WC, washbasin and bidet, and a large walk-in wardrobe. There is also a landing with a staircase to the attic with windows. A second hot water cylinder provides hot water for the en-suite and the adjoining gite. 

The adjoining gite comprises:

One large room of  55 sq metres, on the ground floor, with double doors to the front and side and a window to the front. Kitchen area with fitted units, sink, plumbing for washing machine and space for fridge. Sitting area with woodburning stove. Feature oak staircase to the first floor. 

First floor has a landing, two double bedrooms, and a shower room with shower, WC and washbasin. 

The gite is suitable for letting and is already booked for five weeks of summer 2007. It is also suitable for winter letting, either long term or for househunters etc.
